We find it

We search for guesthouses and small hotels that fit your budget and your plan, and shortlist the ones worth a closer look.

We inspect it

Before you commit, you get a technical report: structure, roof, utilities, permits, and what the renovation will really cost.

You buy it

The property is registered in your name through a local notary. You own the asset from day one.

We rebuild it

Design, permits, contractors, budget and schedule are ours to manage. You get regular photo and cost reports.

After the renovation

Your property, your choice

Sell

Put the finished property on the market. We prepare it for sale and work with local agents.

Rent

Run it as a guesthouse with a local operator, and keep it as a long-term asset.

Move in

Keep it for your own retirement in Europe, with guest rooms that help cover the costs.

A builder's view, not a broker's

Locanda Partners is led by Viacheslav Verkhotin, an engineer who spent more than 20 years as owner and director of his own group of construction companies in Russia. He ran projects from the first survey to handover, so he knows where budgets slip and where schedules break.

He now lives in Turin. In Europe he started with smaller renovation projects of €30,000 to €90,000, to learn local permits, contractors and prices first-hand.

A network of affordable guesthouses with EV charging

Travel budgets are tightening, and more Europeans drive electric. Our long-term plan is a network of fairly priced guesthouses where guests can charge overnight. Properties renovated today can become part of it.

What investors ask first

Who owns the property?

You do. The purchase is made in your name through a local notary. We do not pool investors' money or hold title on your behalf.

How are you paid?

A fee for finding and inspecting the property, and a management fee for the renovation. Both are agreed in writing before you buy anything.

Does buying property give me the right to live in Europe?

Not by itself. Residency depends on the visa rules of each country, which change. We work alongside immigration lawyers and will introduce you, but we do not give legal or tax advice.

Have you done this in Europe before?

Our large projects were in Russia. In Europe we have completed smaller renovations of €30,000 to €90,000. We tell every investor this at the start.

Can I visit the site?

Yes, and we encourage it, both before you buy and during the works. Between visits you get photo and cost reports.
